Your loan is secured by real estate.
The security is achieved by our recording a Trust Deed in the County Recorders Office (A Trust Deed is very similar to a Mortgage except it is faster and easier to foreclose on if the borrower doesn't pay).
During the term of the loan, we make payments to you.
The loan proceeds are used by our real estate investment company to acquire, renovate, maintain and resell 1-4 unit residential properties, primarily single family residences.
Acquired properties are renovated for immediate resale and profit or held in the company’s portfolio as a long term investment. You lend directly to our real estate investment company (Estate Management Services, LLC) evidenced by a Note secured directly by a specific property through our private trust deed loan program. Your money is not "pooled" or "co-mingled" with other investors. You will have a specific deed of trust on a specific property.
When the property is sold, the buyer of the individual property is required to obtain new financing to purchase the property at which time your note is paid off in full by a licensed escrow company. Or when we refinance the property, your note is paid off in full at that time. Having your Note secured by professionally managed residential income producing real estate ensures the protection of your investment. You never hold a mortgage for a private individual buyer. As a licensed lender, we arrange the loan and our affiliate real estate investment company that owns the properties guarantees re payment of the loan directly to you. This is a simple and secure way to invest in real estate with principal protection (your principal never fluctuates) and you receive a high fixed rate of return without all of the day to day management responsibilities. We are licensed lenders and have 30 years of portfolio property acquisition, management and liquidation experience.
